service consists only of building design to meet all of the Owner?s criteria
and the administration of the construction contracts. With your budget in mind,
we will design for the maximum life-cycle performance using the building
materials and equipment necessary to accomplish the design intent. Because we
are not impacted by construction profit margins, our decisions will never be
influenced to allow inappropriate materials and products in your project.
The
Bidding Process
We
will provide you and the construction trades with complete and professional
documentation consisting of drawings and specifications for bidding and project
construction. These contract documents outline specific performance and
installation criteria for the contractors to adhere to during construction.
This prevents the use of substandard products or the practice of "cutting
corners.?
More
importantly, the bidding process can offer you enough (or more) savings to
offset the cost of our services while providing the benefit of our expertise in
design and administration of the project.
We
Provide Contract Administration
As
your representative, we will provide contract administration including construction
observation for your project from beginning to end. We act as your agent looking out for the
Owner?s best interest and delivering professional responses to the jobsite
concerns that arise during the project. This will allow you the freedom to do
your job, knowing that we are looking out for your best interests.
We
Provide Construction Review
As
your independent consultant we are in a position to perform an unbiased
examination of the completed construction. Unlike design-build contractors, we
are not checking our own work. We can review the construction on behalf of the
owner to check that the building has been built and its systems have been
installed in accordance with the plans and specifications.
In
The Client's Best Interest
Since
we provide only design and consulting, we are not in competition with the
contractor. Our review of the contractor's work is completely objective and
unbiased. An appropriate system of checks and balances will always work in the
Owner?s best interest.
